Frequently Asked Questions

How do I tell if my property is located in a Flood Zone?

Call us at 758-4116 ext. 9 with the Assessors Map and lot number and we will advise you of the district in which your property is located.

Can you tell me if my lot is buildable?

Call us at 758-4116 ext. 9 with the Assessors Map and lot number and we will see if we have the information available. If not, a $50.00 fee payable to the Town of Mattapoisett will be required and we will provide you with a written response within seven (7) days of receipt of your request.

Do I need a Building Permit for a shed?

A permit is required for a shed. If the shed is 150 square feet or less, only a 5 foot minimum side and rear setback is needed. However, if your shed is greater than 150 square feet, the applicable setbacks for your zoning district will be required. All sheds located in flood zones must be anchored to a foundation on sonatubes to prevent flotation during a hurricane or flood.

We are planning an addition to our home, what are the required minimum setbacks?

Call us at 758-4116 ext. 9 with the property address and we will let you know the appropriate setbacks based upon the location of your property.

Can you recommend a contractor for our construction project?

State Ethics and Conflict of Interest laws prohibit us from making recommendations. Once you have chosen your contractor, we recommend checking with the Better Business Bureau, and a minimum of three (3) references of past work by the contractor. We always recommend that the contractor obtain all necessary permits in his/her name so that the liability of the project remains with the license holder and not the homeowner.
